Imagine Group is a co-developer on the Hunt Tem that has partnered with the Chicago Housing Authority (CHA) to invigorate Cabrini Green with an inclusive, pedestrian-oriented, and mixed-use community. The development is based on creating a community that thrives with employment opportunities, academic achievement, health and wellness, and diversity among income levels, backgrounds and belie fs. The team’s dedication to these community impact initiatives will enrich the lives of all residents and create a meaningful community that adds to Chicago’s unique urban fabric.
The Development Plan included 482 mixed-income housing spread across a variety of building types including low-rise townhomes and flats, a mid-rise building, and a signature 21-story high-rise building. Spread throughout the developments 482 units, the design offers the broadest continuum of housing choices in the most vibrant of settings, making the community affordable to families with a variety of units from very low income to market rate. Families of all income categories are interspersed throughout the neighborhood with no ability to distinguish among income classifications. The plan emphasizes accessible, adaptable and visitable housing for people with disabilities above and beyond applicable requirements.
The plan offers the amenities, services and employment opportunities that are vital to the long-term sustainability of any neighborhood. Retail opportunities are a major component of the plan, with job creation consistently driving the approach. The development plan includes 32,900 square feet of retail shops that line the Clybourn Avenue corridor offering a variety services and goods to the entire neighborhood. Located within five minutes of two CTA Stations and multiple bus routes on Clybourn Avenue and Division Street, the design approach creates a transit-oriented development that exceeds the City of Chicago’s TOD ordinance.
